The fixtures are the easy part.

Kitchens and baths for the architects, contractors, and owners who have already chosen the faucet.

A kitchen or a bathroom is decided long before anything of it is visible. Where the waste line falls, where the valve bodies sit, what the wall needs behind a stone slab: that is the work, and it happens while the room is still framing.

We set the pipe with your general contractor, then fit the fixtures. Installs at this level run from $2,000 to $50,000, and most of them are European.

The work

What we take on

  • Rough-in for the room

    Supply, waste, and vent set to the drawings and coordinated with the general contractor before anything closes up.

  • Fixture installation

    Faucets, tub fillers, shower valves, and toilets, set and commissioned.

  • Fixture selection guidance

    The durability and functionality questions answered before the order goes in, so a fixture chosen for the room can still be serviced in it.

  • Water lines placed to be reached

    New supply is run so filtration can be added later without opening finished work.

  • Gas for the range

    Gas lines for ranges, ovens, and grills, run clear of anything that would put pressure on the line.

  • Permits and inspections

    California Uniform Plumbing Code and San Francisco’s building department requirements, with the inspections booked.
