A bathroom remodel at the Four Seasons Residences. Work inside a serviced building runs to the building’s rules as much as to the drawings: agreed access, agreed hours, and every shutdown arranged before anything is opened.

Atherton Project

A project in Atherton. What a home on this part of the Peninsula asks of a plumber is work that stays quiet while it is happening and invisible once it is done.

Full Remodel

Rincon Hill High-Rise

A full remodel in a Rincon Hill tower. High-rise plumbing is stacked plumbing: a line touched on one floor is a line that runs through the floors above it and below it.

Belvedere Multi-Unit

Work across a multi-unit building in Belvedere. Plumbing around people who live there is a sequencing problem before it is a plumbing one, because every unit needs its water back at the end of the day.

Washington Street Residence

A remodel on Washington Street. Behind the plaster in homes like these, galvanized and cast iron are usually the first thing a remodel finds, and the first decision the schedule has to absorb.

Castro Kitchen

A kitchen remodel in the Castro. A kitchen holds the densest plumbing in a home: supply, waste, vent, gas and filtration all inside one run of cabinetry, with no room to move any of it later.

Plumbing for Iron Springs Public House. A working kitchen and bar is commercial plumbing: high-volume drainage, grease handling, and fixtures that take a day of use no domestic fitting would survive.

Henry’s House of Coffee Remodel

A remodel for Henry’s House of Coffee. In a business that has to reopen, the plumbing is planned around the days the room can be closed, and the sequence is agreed before the first fitting comes off.

Sewer Lateral Plumbing Project

A sewer lateral replaced on Clay Street. The lateral is the line between the home and the city sewer, and under older San Francisco blocks it is usually century-old clay or cast iron.

Underground Plumbing Install
