Scheduled inspection of the whole water system: fixtures, water heaters, shut-offs, drainage, sump pumps and backflow prevention.

A maintenance visit is an inspection with a plumber’s eyes on it. We look at the system rather than at the complaint: supply lines, drains, shut-off valves, water pressure, and the fixtures and appliances that depend on all of it, including faucets, toilets and water heaters. What we find early is a repair. What we find late is a claim.

Two pieces of equipment matter more here than they get credit for. A sump pump keeps groundwater out of a basement or crawl space on the sloped lots this city is built on, and it only works if the float, the discharge line and the backup were tested before the rain. A backflow preventer keeps used water out of the supply, which is a health question rather than a convenience one.

Maintenance can be arranged as a single annual visit or as part of a membership, which adds priority scheduling, member pricing and a documented inspection each year. The tiers and what each one includes are set out on the protection plans page.

The work

What we take on

  • Whole-system inspection

    Supply, drainage, fixtures and appliances checked for leaks, clogs and the early signs of failure.

  • Water heater service

    Annual flush, anode rod condition, temperature setting, venting and seismic strapping.

  • Shut-offs and pressure

    Main and fixture valves tested, and a pressure regulator recommended where the incoming pressure warrants it.

  • Drain and sewer condition

    Camera inspection where the history of the building or the symptoms call for it.

  • Sump pump installation and service

    Pedestal and submersible pumps, sized to the pit and the lot, with battery or water-powered backup.

  • Sump pump testing

    Float, check valve, discharge line and alarm tested before the wet season rather than during it.

  • Backflow prevention installation

    We assess the system, select the device the property needs and install it to code as certified installers.

  • Membership plans
