Galvanized supply lines sit inside Edwardian flats behind kitchens that were rebuilt twice. Sewer laterals of cast iron and clay were laid more than a century ago and are still the only way out. The hills move enough that the ground under a water line is never quite settled. A system living in those conditions fails differently than one anywhere else, and it is repaired differently too.

We have worked inside these homes since 1998. Twenty plumbers, licensed, bonded and insured in California under CSLB #746000, on single-family homes, multi-unit buildings and commercial property across the city and down the Peninsula. Vehicles arrive stocked, so most service work finishes in one visit, and same-day appointments are available. We work in English and Spanish.

Service calls get a verbal estimate when you schedule, based on what you tell us. Construction and remodel work starts with a walk-through of the site, because a proposal written without one is a budget number rather than a price. Proposals follow within seven business days, or ten when you have asked us to price fixtures as well.
