Smart Water Monitoring for High-Value Bay Area Homes

An installer's read on Phyn, Moen Flo and whole-home shutoff systems: how each senses trouble, what changes at estate scale, and what we specify here.

The comparison articles on these devices are written by people who unboxed one. They are useful for a house with one water service, one hose bib, and a homeowner who is home.

They are close to useless for a six thousand square foot house with two meters, an irrigation system, a pool fill line, a guest house, and an owner who travels. That house is where these systems earn their money, and it is also where a device chosen off a review site quietly fails to protect anything.

This is the installer's version: how the two main sensing approaches differ, what changes when the plumbing gets large, what your carrier is likely to want, and what we put in when the decision is ours.

Why water is the threat

Fire is the fear. Water is the claim.

Ask us, after twenty-eight years in these houses, what fails, and the answer is a supply line or a connector that let go in a room nobody was in. On a house with plaster, stone, joinery and a wine room, the plumbing repair is the cheap half. The finishes are the half with the lead times.

The physics are unkind. A failed half inch supply line under pressure moves water at a rate that fills a room faster than most people believe, and it does not stop until somebody turns a valve. Every hour of that is a multiplier on the damage. Which means the value of a monitoring system is almost entirely in one number: how long the water runs before it stops.

A leak alert on a phone is worth something. A leak alert that also closes a valve while the phone is on airplane mode is worth an order of magnitude more.

How the systems sense trouble

Two approaches dominate, and they fail in different ways.

Flow sensing. A turbine or similar meter in the line measures how much water is moving. The unit learns what your house normally does, and it acts when the flow pattern is wrong: a volume larger than any fixture should draw, or a small flow that never stops. Moen Flo is the common example. This approach is straightforward, hard to confuse, and good at catching both the burst and the slow drip.

Pressure and ultrasonic sensing. Rather than counting volume, the unit reads the pressure signature in the pipe many times a second and interprets the pattern to infer what is running. Phyn works this way. The strength is diagnostic: a system that can tell a toilet flapper from a garden tap can tell you which fixture is leaking rather than only that something is. The cost is that the interpretation depends on a learning period, and unusual plumbing makes the learning harder.

Both product families pair the sensing with a motorized ball valve that closes the water. That valve, and where it sits in your plumbing, is the part that matters most and the part nobody compares.

There is a third category worth naming, because it is the one we are certified to install: dedicated leak defense systems built around a valve and sensors as fixed equipment rather than a consumer device with an app. Where an owner wants the function without the phone, that is usually the answer.

What changes at estate scale

Every complication below is common on the properties we work in, and every one of them breaks the assumption a consumer device is built on.

More than one water service. Large properties, and properties that have absorbed a neighboring lot or added a structure, often have two meters and two services. A single monitor on one of them protects half the house and gives everyone the impression the whole house is covered. Both services need a device, or the plumbing needs to be re-manifolded so there is a single protected point of entry.

Line size. Consumer units are made for the pipe sizes in ordinary houses. A larger service needs either a device rated for it or a designed arrangement, and a device that throttles the main to fit its own fitting size is a device that has cost you pressure at every shower in the building.

Irrigation. Irrigation runs long, at volume, on a schedule, at night. That is indistinguishable from a catastrophic leak to any monitor watching the main. Irrigation on the protected side of the valve generates false shutoffs until somebody disables the protection out of irritation. The fix is to put irrigation on its own branch, ahead of the monitored point, with its own protection if it deserves it.

Pool fill lines and water features. The same problem, with the added twist that an auto-fill valve failing open is itself a leak, and the monitor watching the main is the only thing that would ever notice.

Outbuildings. A guest house, a pool house or a studio fed from the main house needs to be inside the protection or explicitly outside it, with the owner told which. The default outcome, where nobody decided, is an unprotected building that everyone assumed was covered.

Recirculation. A hot water recirculation loop moves water continuously or on a schedule. A monitor that has not been configured for it reads a permanent small flow as a permanent small leak.

None of that argues against monitoring. It argues that on a house like this the device is the easy part and the plumbing design around it is the work.

The insurance question

Carriers who write high-value homes have taken an interest in automatic shutoff, and their positions differ. Some require a system on new or renewed policies for certain risk profiles. Some credit the premium when one is installed. Some ask for documentation of professional installation, or for the device to be a specific type.

Two things are worth doing before you buy anything.

Ask your broker what your carrier's current program is, what evidence it accepts, and whether professional installation is a condition. The answers vary by carrier and they change, so the answer someone got last year is a starting point rather than a fact.

Then keep the paperwork. An installation record with the device, the location, the date and the licensed installer is what turns a device on your wall into a credit on your policy or a defensible position on a claim. We provide that as a matter of course.

Second homes and long absences

The configuration for an empty house is not the configuration for an occupied one, and most systems are left in the occupied setting permanently.

An away mode should be aggressive. In a house where nobody is present, any flow at all is a fault, and the correct response is to close the valve immediately rather than to wait for a threshold designed to avoid interrupting a shower. Most systems support this. Most installed systems have never had it configured.

Three more things matter on a property that sits empty.

Somebody local gets the alert. An alert routed only to a phone in another time zone, held by someone who cannot get into the house, is a notification rather than a defense. The estate manager, the caretaker or your plumber should be on the notification list.

The system needs power and connectivity. A monitor on a dead network is a manual valve. Confirm the device fails to a known state, and know which state that is.

Point sensors in the rooms that matter. A whole house monitor watches the main. It does not know that the water heater pan is filling or that the wine room humidifier line has let go. Discrete sensors in the mechanical room, under the water heater, at the laundry, in the wine room and in any finished lower level are inexpensive and they are the ones that catch the failures that never pass through the main at a suspicious rate.

Where DIY installs go wrong

The kits are sold as homeowner installable and on simple plumbing they are.

The failures we get called to look at are consistent. The device installed downstream of a branch, so the branch it does not see is the branch that floods. Irrigation left on the protected side, followed by the protection being switched off. A unit sized for half inch fitted into a larger service with reducers on both sides, costing pressure through the whole house. No isolation valve or union either side, so servicing the device means shutting the house down and cutting pipe. Anything after the meter that touches the potable supply installed without the permit and inspection the work required. And the one that comes up most: the device installed correctly and then never configured for the house it is protecting.

The work itself is a straightforward afternoon for a plumber. The value is in deciding where it goes, which is a decision about your particular plumbing.

What we specify

For a San Francisco or Peninsula home, absent a reason to do otherwise, our default is this.

A monitored shutoff at each point of entry, sized to the existing service rather than the other way around, with isolation valves and unions either side so the unit can be serviced without shutting down the building. Irrigation, pool fill and any exterior supply taken off ahead of the protected point. Point sensors at the water heaters, the laundry, the mechanical room, any finished lower level and any room where the contents cost more than the plumbing. An away mode configured, tested, and written down. And the alert list set to include a person who can physically reach the house.

Then we test it by making it trip, which is the step that gets skipped and the only proof that any of it works.

Monitoring belongs to a maintenance relationship

A monitor tells you the water is running. It does not tell you why, and it will not fix it.

What makes the system useful over years is that somebody knows the house: where the valve is, what the plumbing does, what the normal pattern looks like, and what to check first when an alert comes in at eleven at night. The device is a sensor. The response is a relationship.
